Lake of the Ozarks, unlike many Midwestern lakes, is unique in the fact that it offers the ownership of lakefront property. Being one of the nation's largest privately owned lakes has allowed for development to the shoreline. Offering over 1,150 miles of shoreline and thousands of acres surrounding the Lake, means there is plenty of room for expansion!
The Lake of the Ozarks is currently experiencing a strong growth pattern in 2008. The traditionally resort-oriented area is preparing for more than $2 billion in retail, commercial and residential development via at least seven projects by private developers and public/private partnerships.
The largest of the projects is Horseshoe Bend, an $857 million, 470 acre development boasting nearly 3 million square feet of commercial space and 2,200 residential units. Other key projects are a $240 million retail center by the developers of Prewitt Point in Lake Ozark; Silver Star Development's $300 million entertainment/retail complex near Bagnell Dam; the $150 million Brisco retail development; a $200 million upscale condominium project; and a $300 million residential addition to Osage National Golf Resort. | | | | | |

Cosmetic Improvements >The Sniff Test
The sense of smell is a powerful motivator. When prospective buyers walk into a house, they respond more positively if they smell freshly baking oatmeal cookies instead of the lingering odor of a household pet.
As the homeowner, you may not notice odors that visitors are aware of as soon as they walk in the door. When your house is for sale, ask a friend or neighbor to give it a "sniff test". If there are offensive odors in your home, how do you get rid of them?
There are a few simple solutions--giving the floors and walls a good scrubbing, using the old vanilla-on-the-light-bulb trick, plugging in an essential oil diffuser and throwing out the dog's special chair. You can temporarily declare your home a "no smoking" zone. You may need professional help for cleaning carpets and drapes or deodorizing walls and wood floors. Your real estate agent will be able to provide you with a list of cleaning services which can assist you in making your home
smell clean and fresh.
